Vinhomes, Vietnam’s largest commercial real estate developer and a subsidiary of Vingroup, is realising some of the country’s most defining urbanisation projects. These include Vinhomes Royal Island, an 877-hectare luxury island city in Hai Phong; the mega-districts Vinhomes Ocean Park 2 & 3 in Hưng Yên Province, Vinhomes Cam Ranh in Khánh Hòa, Vin Global Gate, Vinhomes Wonder City, Vinhomes Green City, Vinhomes Green Paradise in Cần Giờ, Vinhomes Apollo City and Vinhomes Mega Grand World near Hanoi. The latter combines more than 800 shops, colourful Renaissance-style buildings and an 830-metre canal to create a leisure and shopping destination with a Venetian flair. What these projects have in common is that they bring together residential high-rises, townhouses, shophouses, villas, commercial areas, infrastructure and leisure facilities to form integrated urban districts.

High demands on concrete and logistics

The scale of these developments places particular demands on planning, production and execution. Construction phases are running in parallel at several locations, resulting in high concrete demand, tight schedules and stringent quality requirements. Added to this are high temperatures, long transport routes, regionally varying raw material qualities and differing foundation conditions. The investor therefore needed more than just a supplier. What was required was a technology partner capable of tailoring concrete mixes to specific project and site requirements, closely supporting concrete production and ensuring reliable delivery even during peak demand periods – including weekends and public holidays.

Flexible admixture systems for consistent performance

High-performance superplasticisers based on the latest MC polymer technology from the MC-PowerFlow range were used, including MC-PowerFlow 2135, 2252, 2256, 2257, 2258 and 5285. These were supplemented by the water-repellent concrete admixture MC-Centrament WP 100 and MC-Drycrete 108 for earth-moist concrete. The products enable extended workability of three, four or six hours, support high early and final strengths, and improve pumpability – an important factor in high-rise construction and large-volume structural elements. The MC-PowerFlow systems allow precise adjustment of the water-cement ratio and ensure stable consistency even at high temperatures and during longer transport times. At the same time, the mix designs can be flexibly adapted to local cements and aggregates. Of particular importance was the rapid response of the MC-BIFI R&D team in Vietnam to fluctuations in raw materials, especially variations in cement properties. This enabled concrete mixes to be fine-tuned for individual projects while maintaining a high degree of standardisation across different sites.

Partnership at national level

Another key success factor was MC-BIFI’s delivery capability. With production facilities in both northern and southern Vietnam, the company was able to supply these major projects through a flexible and reliable supply chain. On-site technical support, continuous monitoring and rapid formulation adjustments provided additional planning reliability in high-volume concrete production. The collaboration with Vinhomes demonstrates how MC-BIFI supports large-scale real estate projects not only with products, but also as a reliable technology partner. The decisive factors are consistent product quality, economical dosing, high delivery capacity and continuous technical support.
